How to invest in real estate with no money and bad credit

You have a friend that has just made a kill by a quick flip. He purchased a rundown house in dilapidated condition for $20,000, invested $60,000 in renovation and sold it off almost immediately at a price of $250,000.

You get stuck at the first obstacle, you have no cash reserves, and your credit scores are not attractive enough for the mortgage companies or banks to shell out.

Good news is that as compared to home owners, real estate investors have more options to get money to invest, even when there credit score is low. There are sources, people and institutions who would gladly become part of your venture.

One such source is hard money lenders. Hard money lenders are private individuals or a group of individuals who are willing to provide short term loans with property of the borrower as collatral. They charge higher rates of interest, they are interested in real estate investment projects and not interested in lending money to home buyers.

Best part about hard money lending is that you get money very quickly, often in few days and if an investment deal required quick transaction then this kind of loans are ideal.

Another lending source are private money lenders. Private money lenders are those people who can fund your investment projects with an intention to get a return on their investments. Here also your credit score is of little or no concern to these private money lenders.

With private money lenders there are no set obligations or fixed terms. You can decide on the interest to pay, repayment schedule through negotiating.

Then there are people who have got top credit scores, want to invest in real estate but lack the time and experience to go about it. You can offer such people a partnership deal where you will be doing all the heavy lifting, while the partner would be onboard as source of funds with the understanding that the two sides would share the spoils equally.
